Roof Cleaning & Maintenance

Kirkland’s mature tree canopy in Juanita, Norkirk, and Bridle Trails creates significant moss and algae pressure. Our roof cleaning uses soft-wash chemical treatment — not pressure washing — to eliminate biological growth without damaging shingles or voiding manufacturer warranties. Regular maintenance extends roof lifespan and preserves curb appeal..

Paul and Josh were amazing to work with. I had an issue where one of the wood support for my balcony was rotting. They came up with a solution that was economical.

They responded quickly to my request and were able to complete the job in an efficient manner.

What I appreciated most was their ability to communicate their plans on how they were going to address the issue and keeping me apprised on their progress. Also they both had a friendly demeanor so it was easy to chat with them.

I first engaged Orca Roofing & Exteriors to inspect our roof following last year's "Bomb Cyclone". They found a little damage and repaired what was required to keep the roof performing. The tech did note that the ridges needed replacing, so we arranged for an estimate, which was reasonable. Since our gutters also needed replacement, we asked them to tackle that as well.

Their communication throughout the process was outstanding, and their appointment management was excellent. They arrived on time, worked quickly with a minimum of disruption, and completely cleaned up afterward. They shared pictures of the roof repairs so we could see what they had done. The new gutters look great and should greatly improve runoff management. They offered, but didn't pressure us to buy, gutter covers.

Overall, Orca has been very professional and efficient. We won't hesitate to call them should we need more work on our aging roof.

Amazing experience with our condo community roof replacement project. This crew went above and beyond as my family was dealing with a family member in critical condition in the hospital. The leadership (Peter and Eric) and crew made sure we had access to come and go as needed even though our community has very little open space to stage materials. The quality of work is top notch and I would recommend them to anyone looking for great service and great work!

How much does roof repair cost in Kirkland?

Roof repair in Kirkland runs $500–$1,800 for most residential jobs — flashing failures, missing shingles, pipe boot replacements, and single-point leaks. Larger storm damage repairs or multi-area failures can reach $2,500–$4,000. We assess the full extent of damage before recommending any work and give you a straight recommendation on whether repair or full replacement is the smarter financial decision. See our roof repair vs. replacement guide for the full decision framework.
Kirkland roof replacement typically runs $10,000–$22,000 for a standard 1,500–2,500 sq ft home with asphalt shingles — including tearoff, King County permits, and cleanup. Metal roofing runs $16,000–$35,000 and Brava composite tile $24,000–$42,000+. Older homes in Juanita and Norkirk with steeper pitches or complex roof layouts often run toward the higher end. All Orca estimates are fully itemized — no single-number bids. See our roof replacement cost guide for a full King County breakdown.
Yes. Full roof replacements in Kirkland require a permit through the City of Kirkland Permit & Development Services (KPDS) or King County depending on your jurisdiction. Permits run $400–$1,000 and require an inspection before final sign-off. We handle the full permit process from application to final inspection — you manage zero paperwork. A contractor who suggests skipping the permit is transferring all liability and resale risk to you.
Asphalt shingles are the standard for most Kirkland homes — cost-effective, widely warranted, and built for King County’s sustained rainfall. For Kirkland’s moss problem — particularly on wooded north-facing lots in Juanita, Norkirk, and Bridle Trails — algae-resistant shingles (GAF Timberline HDZ, CertainTeed Landmark) are our default spec. Metal roofing is the best long-term investment for homeowners planning to stay 25+ years — zero moss, 40–50 year lifespan. For Finn Hill and Juanita premium homes, Brava composite tile delivers premium aesthetics that match the neighborhood’s character.
Kirkland’s mature tree canopy — particularly in Juanita, Norkirk, and Bridle Trails — combined with King County’s sustained rainfall creates significant moss and algae pressure. We recommend professional roof cleaning every 2–3 years for most Kirkland homes, and annually for north-facing or heavily shaded roofs. Soft-wash chemical treatment is the correct method — not pressure washing, which strips granules from asphalt shingles and voids most manufacturer warranties.
Yes. In addition to roofing, Orca Roofing & Exteriors builds and remodels decks across Kirkland and King County — composite, TimberTech, cedar, PVC, and Aspire Paver systems with King County permits handled. See our Kirkland deck installation page for full details.
